In July 2026 the average Leeds home sold for £247,695 on the UK House Price Index, which costs £2,453 of Stamp Duty Land Tax for a buyer who will own only that home. That price falls just short of £250,000, the top of the 2% band: every pound above it is taxed at 5%, so a home at £300,000 costs £5,000 rather than £2,500. Former owner-occupiers, the people selling one Leeds home to buy another, paid £299,737 on average and so pay £4,986, most of it in the higher band. First-time buyers paid £216,085 on average, within the nil band of the relief, and pay nothing. A buyer adding a second home at the average price pays £14,838, because the surcharge is added to every band, the nil band included.

Flats average £151,734 and terraces £206,148: both cost a one-home buyer less than £2,500. The semi-detached average, £271,022, crosses the line, and a detached house at £454,505 pays £12,725. Prices in the city rose 3.8% in the year to July 2026.
Parents, students and first homes
Leeds has two large universities, and parents buying a flat for a son or daughter raises a question the calculator answers in seconds. The answer turns on who goes on the deeds. Parents who own their own home and buy in their names pay the 5% surcharge. A child buying alone, never having owned a home, can claim first-time buyer relief, even with a parental gift towards the deposit.
